SALEM WOODS CIVIC ASSOCIATION BOARD MEETING
4/8/09
The Board Meeting of the Salem Woods Civic Association was called to order at 7:10 p.m. by
President Kirk Traber with the following Board members present: Scott Kittell, Heidi Rosen,
and Wayne Barnett. Leah Oberley and Kathy Toll were also in attendance. Proxies were
signed to have a quorum by Dustin Sievers and Pete Leavitt.
Old Business: There was no old business to discuss.
New Business: Kirk presented the following:
HOA:
Pursuance of the HOA is being table for now. There are too many different legal issues
with running an HOA and Civic League at the same time. First, we need to rewrite the
Deed of Covenants for all sections. Currently only Section 6 is a legally “deed restricted”
section of the community. All sections must be deed restriction for our articles of
incorporation to be valid. The lawyer will be rewriting this so we can enforce our deed
restriction policy legally and fine perpetrators accordingly. There was a motion for the
lawyer to proceed with this, it was seconded and passed. The lawyer will also be
rewriting our by-laws to bring them up to date in the near future.
Clubhouse Rentals
Liability of renting the clubhouse with the pool cover off was discussed. It was decided
that renters would need to hire a lifeguard to be on the premises while the clubhouse is
rented for private functions. Scott discussed the option of a temporary fence around the
pool. He will get cost estimates. Also discussed was whether or not to limit rentals to
two times a year at no cost. Discussion to be further discussed via email.
Treasurer, Heidi Rosen
The Budget was discussed. Some expenses have been decreased. The current budget
estimates are as follows:
Expected Income= $53,845
Expected expenses= $65,000, out of this $23,887 is lifeguard salary
We will need to look at ways to decrease even further and raise funds. Push the
clubhouse rentals. We may need to charge for the opening day picnic.
Spirit Committee,
Sarah Ezell has resigned from the Board. We all signed a card to thank her for all her
efforts the past 3 years. We are searching for her replacement.
